Horizon Beverage relocating to Norton

NORTON, Mass. — Horizon Beverage Company is expanding to a new location in Norton after purchasing the former General Motors distribution center there for $21 million.


The privately held, family-owned distributor of spirits, wine, and beer, plans to invest an estimated $43 million in both the purchase and renovation of the vacant 404,353 square-foot facility and construct an additional 160,000 square foot on-site distribution and office space there.


At time of purchase, the Norton facility is more than 150,000 square feet larger than Horizon's former Avon warehouse. That single-story, 248,000-square-foot warehouse was sold in June by Horizon in a lease-back agreement that will allow it to continue to occupy the site for three years while it develops the new Norton headquarters.


Cushman & Wakefield Sonnenblick Goldman arranged a $7.85 million mortgage in support of the Avon acquisition, serving as advisor to a joint venture between Condyne LLC and The Davis Companies. Financing was provided by Brookline Bank.


Horizon's Norton move will allow the company to retain 381 full-time jobs and create 35 new jobs. The company estimates that about $500,000 annually will be spent with local businesses after the relocation. The project will begin this summer.


In negotiating the move, Horizon secured more than $2.5 million in state and local tax incentives, obtained with the assistance of Business Development Strategies Inc. in Medway.


"Lynn Tokarczyk and the BDS team played a critical role in the development of our new distribution center in Norton, MA," said Michael Epstein, vice president of operations and general counsel of Horizon Beverage. "By accessing the Commonwealth's Economic Development Incentive Program (EDIP), we were able to secure advantageous tax benefits in the form of a state Investment Tax Credit (ITC) and Tax Increment Financing (TIF) which allowed the project to become financially viable."


Horizon serves liquor stores, restaurants, lounges, hotels and other establishments such as Roche Brothers, Norton Liquors, Fenway Park, and Gillette Stadium.
